Downtown vs Business Bay for a month on business comes down to where you need to be, not to price. On HotelApartments.com, a one-bedroom’s median asking price is AED 15,800 a month in Downtown Dubai (5 units) and AED 16,000 in Business Bay (13 units). Downtown is the short walk to The Dubai Mall and the nearer of the two to the Dubai International Financial Centre (DIFC); Business Bay has more than twice the choice, 30 units against 13, cheaper studios, and free parking with every unit.
Downtown is a small sample on our site, so read its numbers with care. It has 13 units in 5 buildings, and only its one-bedrooms reach the five units we need before we show a median; for other sizes we show the range and the number of units. All figures are asking prices for the units live on 29 October 2026, and every unit in both areas has a 30-night minimum stay.

Is Downtown Dubai more expensive than Business Bay?
Not for a one-bedroom on our listings: AED 15,800 against AED 16,000 a month, a difference well inside the spread of either area. Guides written for buyers and yearly tenants often call Downtown the dearer address; for furnished monthly stays on our site, the two overlap. Business Bay is cheaper for a studio, with a median of AED 9,100 against Downtown’s two studios at AED 10,800 and 13,000.
How much can 13 Downtown units tell you?
Enough to say that a Downtown one-bedroom is not reliably dearer than one in Business Bay on our site, but not enough to price a Downtown studio or two-bedroom with confidence. One building, Movenpick Hotel Apartments Downtown, has 6 of the 13 units, and adding or removing a single listing would move the Downtown median.
- What the sample shows: three of the five Downtown one-bedrooms ask AED 14,800 to 16,500, close to Business Bay’s median of AED 16,000. The other two are at Swissotel Al Murooj (AED 9,000) and Sofitel Dubai Downtown (AED 32,400). In Business Bay, the middle half of one-bedrooms ask AED 9,900 to 18,000.
- What it can’t show: a fair median for Downtown studios (2 units, both at Movenpick) or two-bedrooms (4 units, from AED 16,500 at Swissotel Al Murooj to AED 52,800 at Sofitel Dubai Downtown). Against Business Bay’s two-bedroom median of AED 17,500 (8 units), the two cheaper Downtown two-bedrooms are close and the two dearer ones ask nearly three times as much.
- What it isn’t: a rent index. These are asking prices on our site for monthly stays, not what tenants paid and not yearly rents.
Is Business Bay part of Downtown Dubai?
No. They are neighbouring districts: Dubai’s government portal describes Business Bay as a district of towers along Sheikh Zayed Road and the Dubai Water Canal, close to Downtown Dubai. On the Red Line, Burj Khalifa/Dubai Mall and Business Bay are consecutive stations, about 1.5 km apart.
Building names don’t always follow the map. Aura Suites Downtown, on Marasi Drive, is listed in Business Bay on our site, while Millennium Plaza Downtown and Carlton Downtown are listed under Sheikh Zayed Road. Check the area and the map location on a listing, not its name.
Getting to the office: DIFC, The Dubai Mall and the metro
| Straight-line distance from our units | Downtown Dubai (13 units) | Business Bay (25 units checked) |
|---|---|---|
| DIFC, median | 2.1 km | 3.4 km |
| Units within 2 km of DIFC | 5 | 0 |
| The Dubai Mall, median | 0.5 km | 1.8 km |
| Units within 1 km of The Dubai Mall | 11 | 0 |
| Units within 1 km of a metro station | 6 | 2 |
| Nearest Red Line station | Burj Khalifa/Dubai Mall (all 13) | Business Bay (20), Burj Khalifa/Dubai Mall (5) |
- For DIFC, look at Sheikh Zayed Road too. 21 of the 33 Sheikh Zayed Road units we could check are within a kilometre of DIFC, and 31 within 500 metres of a Red Line station, mostly Financial Centre. A one-bedroom’s median there is AED 11,000 a month (18 units).
- In Downtown, the two units at Sofitel Dubai Downtown are about 150 metres from Burj Khalifa/Dubai Mall station; Movenpick Hotel Apartments Downtown, with 6 units, is about 1.6 km from it.
- In Business Bay, the station is on Sheikh Zayed Road, while most of the buildings we list are further in, on and around Marasi Drive: only 2 of 25 units are within a kilometre of a station, and 17 within 1.5 km.
- Metro hours: Dubai Airports lists the Red Line from 5am to midnight Monday to Thursday and on Saturday, 5am to 1am on Friday, and 8am to midnight on Sunday.
Distances are straight lines from each listing’s map location: to DIFC as mapped in OpenStreetMap, to stations on RTA’s current network map, and to The Dubai Mall as our listings record it. Walking routes are longer. We left out Royal Continental Suites Business Bay’s five units, whose map location we couldn’t verify. Our guide to living in Dubai without a car compares metro access across 14 areas.

Business Bay’s listings are the more complete for a working month: every unit lists a kitchen, a washing machine and free parking. In Downtown, two units don’t list free parking, so ask if you will drive. Three times a week housekeeping is at SLS Dubai Hotel and Residences, in Business Bay. In Business Bay, the deposits that aren’t 10% are fixed sums, AED 5,000 at Staybridge Business Bay for bookings of six months or more and AED 10,000 at SLS Dubai, and Damac Maison Aykon City’s listings don’t mention one. Listings name wireless internet as a building facility, but none states the speed or whether utilities are in the price, so ask.
