Three things stand out:

  • JBR is cheaper than Dubai Marina for one and two bedrooms. Five of its seven one-bedroom units ask between AED 7,700 and 10,500; the other two are at Roda Amwaj Suites (AED 25,000) and Address Beach Resort (AED 35,000). Seven units is a small sample, so look at the listings as well as the median.
  • Dubai Marina's one-bedroom median is higher than its two-bedroom median. That comes from the building mix, not a pricing rule: 8 of the 24 one-bedroom units are at The Address Dubai Marina Residences, at AED 30,000 to 36,300. Ten of the 24 ask AED 13,000 or less, from AED 6,500.
  • Business Bay is the most expensive of the three for two bedrooms (AED 17,500, 8 units), and it has only one unit with three or more bedrooms.

Before you book a monthly apartment in any of the three

  • Ask for the total. Our monthly prices are estimates: 416 of our 458 Dubai listings say rates may vary with availability and season, and 409 say an event supplement can apply during major events and exhibitions.
  • Check VAT and the Tourism Dirham. Hotel apartments are subject to 5% VAT, and the Tourism Dirham applies to the first 30 consecutive nights. Ask whether the price includes them; what a hotel apartment costs per month breaks down the full cost. In May 2026 Dubai also approved a temporary exemption from collecting the Tourism Dirham, with no end date published yet (Dubai Media Office), so ask whether it will be charged for your dates.
  • Book one continuous stay. Under DET's rules, checking out restarts the Tourism Dirham count.
  • Plan your exit. Under our reservation terms, unused nights are not refunded.
