Apartments Near the Beach in Dubai: Monthly Stays by Distance

Apartments near the beach in Dubai, for a monthly stay, are on two stretches of public beach: JBR and Dubai Marina, and West Beach on Palm Jumeirah. Of the 421 Dubai units on HotelApartments.com whose map pin we could check, 78 are within 500 metres of a public beach in a straight line and 131 within a kilometre. None is near the Jumeirah, Umm Suqeim or La Mer beaches.

We measured on 29 October 2026, in a straight line from each listing’s map pin to the nearest point of every public beach mapped on OpenStreetMap from Al Mamzar to Jebel Ali, including La Mer and the Palm’s West Beach, which Dubai Municipality classes as free and open to all. The Municipality’s beach guidelines call a hotel “beachside” within 500 metres’ walk of the beach, so that is the figure to watch. We left out 27 units whose map pin we could not verify.

Which areas have apartments near the beach in Dubai?

JBR and Dubai Marina have the most. All 35 units at JBR are within 500 metres of the beach (31 listed under JBR, plus DoubleTree by Hilton on The Walk, which our site files under Jumeirah), and 63 of Dubai Marina’s 65 are within a kilometre. On Palm Jumeirah, 23 of 30 units are within a kilometre of West Beach.

The Dubai Media City units are two buildings at the foot of the Palm, Avani Palm View and Arjaan by Rotana. Every other area on our site is at least 1.5 km from a public beach.

Which buildings are within 500 metres of the beach?

Sixteen buildings, with 78 units between them, are within 500 metres of a public beach in a straight line: twelve at JBR and in Dubai Marina, by the JBR beach, and four on the Palm next to West Beach. Asking prices start at AED 5,500 a month, for a studio at Regency Luxury Suites in Dubai Marina.

Between 500 metres and a kilometre are Dukes The Palm (606 m from West Beach, studios from AED 6,350), the two Media City buildings and seven more Dubai Marina buildings, among them The Address Dubai Marina Residences (732 m) and Dubai Marriott Harbour (746 m).

Five buildings list “Public Beach Access” as a facility: Suha JBR Hotel Apartments, Sheraton The Walk, Barcelo Residences, Dukes The Palm and NH Collection Dubai The Palm. NH Collection, Roda Amwaj and TH8 Vignette Collection on the Palm also list beachfront or private beach access. Ask each building what that means in practice.

Is JBR beach free?

Yes. The Beach JBR, the shopping and dining strip along the sand, answers that question in its FAQ with “Yes, visitors enjoy public access to The Beach JBR.” Its car park charges AED 20 an hour; the first three hours are free when you spend at least AED 100 on one bill at a participating outlet.

The hours it publishes (10 am to 11 pm Sunday to Thursday, to midnight on Friday and Saturday) are for its shops, not for swimming. It suggests the metro to DMCC, then the tram to the Jumeirah Beach Residence 1 or 2 stop; 28 of our 31 JBR units are within 500 metres of those stops (see living in Dubai without a car).

Do Palm Jumeirah apartments have a beach?

Most of ours are a short walk from one. West Beach runs along the western side of the Palm’s trunk, and Dubai Municipality’s beach guidelines class it, with La Mer, as a developer-run beach that is free and open to all. Seventeen of our 30 Palm Jumeirah units are within 500 metres of it in a straight line, and 23 within a kilometre.

  • Next to West Beach: NH Collection Dubai The Palm (74 m), Mi Leo (103 m), Adagio Premium (133 m) and Cheval Maison (222 m).
  • A short walk: Dukes The Palm (606 m), five studios and a one-bedroom from AED 6,350 a month.
  • On the crescent: Wyndham Residences and TH8 Vignette Collection, about 3 km from West Beach; TH8 lists private beach access.

Getting off the island is the catch. The Palm Monorail’s operator says the service is temporarily suspended until further notice for maintenance (checked 29 October 2026), and the nearest tram stop is 1.5 to 2.7 km from the buildings on the trunk, so plan on taxis. Across our Palm Jumeirah listings, the median is AED 8,625 a month for a studio (10 units) and AED 14,000 for a one-bedroom (12).

Where can you swim at night in Dubai?

At three public beaches. Dubai Municipality, which oversees the emirate’s public beaches, opened Jumeirah 2, Jumeirah 3 and Umm Suqeim 1 for night swimming in 2023: 800 metres of beach in all, lit and watched by lifeguards between sunset and sunrise. None of our apartments is close: the nearest are at least 2.5 km away in a straight line. Elsewhere, swim in daylight; the Municipality’s guidelines list bathing at night or in bad weather among safety violations.

Dubai’s night beaches are lit and staffed by lifeguards; on other beaches, swim in daylight.

Are there monthly apartments near Kite Beach or La Mer?

Not on our site at the moment. In a straight line, our nearest units are 4.1 km from Kite Beach, 2.3 km from La Mer, 4.6 km from Al Mamzar and 13.5 km from Jebel Ali’s open beach, and we would rather say so than call a taxi ride “near the beach”. If you want those beaches, send us your dates and we will tell you what we can offer.

How much does a month near the beach cost?

On our listings, a studio within a kilometre of a public beach has a median asking price of AED 9,000 a month (31 units) and a one-bedroom AED 14,925 (44 units), against AED 7,700 and AED 10,600 across Dubai. Two-bedrooms near the beach cost about the same as the Dubai median, and larger units a little more.

The one-bedroom figure is lifted by The Address Dubai Marina Residences, whose 15 units ask AED 25,300 to 77,000. Near the JBR beach, a studio’s median is AED 9,500 (20 units) and a one-bedroom’s AED 15,500 (32); near West Beach, AED 7,750 (11) and AED 14,300 (12). Beach or metro: can you have both?

In Dubai Marina, yes: all 65 units we list there are within a kilometre of a Red Line station, and 63 within a kilometre of the beach. JBR has the tram rather than the metro. On the Palm you have the beach, but with the monorail suspended you need a taxi to get anywhere else.

Check the walk, not just the line A building 400 metres from the sand can be a longer walk if its entrance faces the wrong road. Before you book, ask how guests reach the beach and whether the building has its own access.

Almost every Dubai apartment on our site has a 30-night minimum, so these are monthly stays. For the weather, see winter in Dubai; then browse JBR or Dubai Marina, or tell us your dates and how close to the water you want to be.
