The median monthly asking price for a one-bedroom hotel apartment in Dubai is AED 10,600 on HotelApartments.com (n = 173 units, 18 October 2026). Studios ask AED 7,700 (n = 109), two bedrooms AED 15,000 (n = 112) and three or more bedrooms AED 24,000 (n = 54).
We built this guide from the asking prices of the 448 Dubai hotel apartments and serviced apartments on our site (villas and luxury units excluded): medians for 18 areas, what VAT, the Tourism Dirham and deposits can add, and how to pay less.
How much is a hotel apartment per month in Dubai?
The median monthly asking price of a hotel apartment in Dubai is AED 7,700 for a studio, AED 10,600 for one bedroom, AED 15,000 for two bedrooms and AED 24,000 for three or more (448 units on HotelApartments.com, 18 October 2026). Half ask AED 8,238 to 18,000. VAT and fees can be extra.
| Bedrooms | Median (AED a month) | 25th percentile | 75th percentile | From | Units (n) |
|---|---|---|---|---|---|
| Studio | 7,700 | 6,000 | 10,500 | 4,500 | 109 |
| 1 bedroom | 10,600 | 8,000 | 16,000 | 5,775 | 173 |
| 2 bedrooms | 15,000 | 12,000 | 20,500 | 8,100 | 112 |
| 3+ bedrooms | 24,000 | 16,625 | 35,750 | 10,500 | 54 |
| All units | 12,225 | 8,238 | 18,000 | 4,500 | 448 |
How to read it: "From" is the lowest asking price listed. A quarter of units ask less than the 25th percentile, and a quarter ask more than the 75th. So a one-bedroom at AED 8,000 is cheap among Dubai listings on our site, and one at AED 16,000 or more is in the top quarter.

Monthly hotel apartment prices by area in Dubai
This table covers every Dubai area with at least five units on our site, sorted from the lowest overall median to the highest. A dash means fewer than five units of that size, which is too few for a fair median. The other 34 Dubai units sit in 11 smaller areas, such as DIFC and Mirdif, and are counted in the Dubai totals above.
| Area (units) | All units | Studio | 1 bedroom | 2 bedrooms | 3+ bedrooms |
|---|---|---|---|---|---|

| Downtown Dubai (13) | 16,500 | – | 15,800 | – | – |
The "All units" column mixes studios with family-size apartments, so compare areas by size where you can. Dubai Production City has the lowest overall median partly because four of its seven units are studios.
What is the cheapest area for hotel apartments in Dubai?
Bur Dubai and Al Barsha are the cheapest areas for hotel apartments in Dubai, size for size. Bur Dubai has the lowest studio median (AED 5,500) and our lowest Dubai asking price (AED 4,500). Al Barsha has the lowest one-bedroom median (AED 6,700). Both are below the Dubai median at every comparable size.
By size (unit counts in brackets):
- Studios: cheapest in Bur Dubai at AED 5,500 (9), Al Barsha at AED 5,600 (6) and Al Jaddaf at AED 6,300 (9). Most expensive in Dubai Marina at AED 10,000 (15) and Business Bay at AED 9,100 (8).
- One bedroom: cheapest in Al Barsha at AED 6,700 (11), Barsha Heights at AED 7,000 (11) and Bur Dubai at AED 8,100 (6). Most expensive in Dubai Marina at AED 17,000 (24), Business Bay at AED 16,000 (13) and Downtown Dubai at AED 15,800 (5).
- Two bedrooms: cheapest in Bur Dubai at AED 12,350 (6), Jumeirah Beach Residence at AED 12,800 (8) and Al Barsha at AED 13,500 (7). Most expensive on Palm Jumeirah at AED 26,500 (6), then Deira at AED 18,000 (15) and Business Bay at AED 17,500 (8).
- Three or more bedrooms: only four areas have five or more units. Sheikh Zayed Road asks AED 23,450 (8), Jumeirah Beach Residence AED 25,000 (11), Dubai Marina AED 27,000 (8) and Deira AED 35,000 (7).
Areas often named as cheap for yearly rents, such as International City, Discovery Gardens and Al Nahda (Dubai), have no hotel apartments listed on our site. Dubai Silicon Oasis and Dubai Sports City have three each, too few for a median.
Why some medians look odd
Dubai Marina's one-bedroom median (AED 17,000, n = 24) is higher than its two-bedroom median (AED 14,250, n = 18). The two samples have a different building mix. Ten of the 24 one-bedrooms are in two premium branded residences, The Address Dubai Marina Residences and Jumeirah Living Marina Gate, against 3 of the 18 two-bedrooms. The top quarter of one-bedrooms ask AED 30,800 or more, while 13 of the 18 two-bedrooms ask under AED 20,000.
Deira looks expensive for its reputation. Its sample leans towards branded residences, such as Hilton Dubai Creek Hotel and Residences, Al Bandar Arjaan by Rotana and Swissotel Living Al Ghurair. The three-or-more-bedroom median of AED 35,000 rests on seven units: three ask AED 15,000 to 16,500 and four ask AED 35,000 or more. Budget Deira units exist, but they do not set the median.
The true monthly cost: what the asking price covers
The asking price is the monthly guide rate listed for each apartment. 78 of the 84 Dubai listings whose terms we reviewed say rates "may vary subject to availability and seasonality". Our online checkout shows each property's standard rate for your exact dates, which can be higher than the monthly guide rate. The best price for a monthly stay usually comes from a quote: our team arranges special monthly rates with the properties we work with, so ask us for a monthly quote or message us on WhatsApp before you book.
Taxes: VAT and the Tourism Dirham
- VAT at 5%: the Federal Tax Authority's Real Estate VAT Guide says a building used as a hotel, or a serviced apartment that comes with services beyond the accommodation, is not a "residential building". Its rent is therefore not exempt like a normal home lease. In our online checkout, VAT was added on top of the room price at 50 of the 52 Dubai properties we checked, and included at two. Ask whether the monthly asking price includes it.
- Tourism Dirham: charged per room per night for a maximum of 30 consecutive nights, at AED 7 to 20 depending on the property's category, according to the UAE government portal. Dubai's Department of Economy and Tourism (DET) rules charge it for each bedroom in a multi-bedroom unit. In our checkout quotes for 30 nights it came to AED 300 to 1,800, depending on category and bedrooms.
- Other charges: the UAE government portal says hotels and hotel apartments may also add a service charge or municipality fee. None of our checkout quotes showed one, but ask.
Deposit, event supplements and extras
- Security deposit: 53 of the 84 listings we reviewed state a deposit of 10%. Others ask 5%, half a month's rent, one or two months' rent for long or yearly stays, or a fixed sum, such as AED 1,500 to 5,000 by length of stay at First Central Hotel Suites. The amount taken at our online checkout can differ from the listing terms, so ask how much is taken and when it comes back.
- Bank fee: our online checkout showed a "Bank Fee" line of 3.15% of the room price on every quote we checked. Ask whether it applies to the way you pay.
- Event supplement: 79 of the 84 listings say an event supplement applies during major events and exhibitions. Some name the amount: Wyndham Residences The Palm adds a New Year supplement of AED 8,000 for the nights of 30 and 31 December 2026, and Avani Palm View adds AED 2,000 in December.
- Utilities, internet and extras: inclusions vary by property. One Palm Jumeirah listing describes "all-inclusive bills", Element Al Mina's monthly rate includes continental breakfast, and about a third of the listings we reviewed mention Wi-Fi. Confirm electricity and water (DEWA), air conditioning, Wi-Fi, housekeeping and any cleaning fee before you book.
Worked example: the real cost of a one-bedroom at the Dubai median
This is what a one-bedroom at the Dubai median asking price of AED 10,600 could cost if VAT and the Tourism Dirham are added on top, as they were in most of our checkout quotes.
| Item | First month | Each later month |
|---|---|---|
| Asking price | 10,600 | 10,600 |
| VAT at 5% | 530 | 530 |
| Tourism Dirham, 30 nights at AED 10–20 (as in our checkout quotes) | 300–600 | 0 |
| Total before deposit | 11,430–11,730 | 11,130 |
| Security deposit at 10% | 1,060 | – |
Here the first month costs about 8% to 11% more than the asking price, and each later month in the same stay 5% more. Event supplements and extras are excluded; the 3.15% bank fee, if it applies to your payment, adds about AED 334 a month.
What to ask for: a written quote that shows the total for your exact dates, says whether VAT and the Tourism Dirham are included, lists any bank fee, service charge, municipality fee or event supplement, states the deposit and when it is returned, and confirms which utilities and services are included.
Send us your dates on WhatsApp or through our enquiry form, and we will check the all-in monthly price with the property.
How to pay less for a monthly hotel apartment in Dubai
- Ask us for a special monthly rate: our team arranges special monthly pricing with the properties we work with, which can beat the standard online rate. Send your dates and budget and we will come back with options.
- Choose the area on price: the one-bedroom median is AED 6,700 in Al Barsha and AED 17,000 in Dubai Marina, a gap of AED 10,300 a month. Barsha Heights, Bur Dubai and Al Jaddaf are also below the Dubai median.
- Drop one bedroom if you can: the Dubai studio median is AED 2,900 below the one-bedroom median, and the one-bedroom is AED 4,400 below the two-bedroom.
- Shop the bottom quarter: a quarter of Dubai studios ask AED 6,000 or less, and a quarter of one-bedrooms ask AED 8,000 or less.
- Book one continuous stay: the Tourism Dirham stops after 30 consecutive nights. DET rules say checking out breaks the run, while moving to another room in the same property does not. For a one-bedroom that can save up to AED 600 in every month after the first.
- Check your dates against major events: most listings say an event supplement may apply during major exhibitions, and several add New Year charges. Ask whether your dates are affected, for example during GITEX GLOBAL 2026 (7 to 11 December; exhibition 8 to 11 December at Expo City Dubai).
- Compare written all-in quotes: a lower asking price with VAT and fees on top can cost more than a tax-inclusive one. Compare totals, not headline rates.
Dubai vs Abu Dhabi vs Riyadh: monthly prices compared
Dubai has the lowest median asking price of the three cities at every size we can compare. A one-bedroom asks AED 10,600 in Dubai, against AED 15,000 in Abu Dhabi and AED 15,325 in Riyadh.
| City (units) | All units | Studio | 1 bedroom | 2 bedrooms | 3+ bedrooms |
|---|---|---|---|---|---|
| Dubai (448) | 12,225 | 7,700 (109) | 10,600 (173) | 15,000 (112) | 24,000 (54) |
| Abu Dhabi (69) | 17,500 | 10,000 (15) | 15,000 (27) | 24,000 (17) | 30,500 (10) |
| Riyadh (41) | 17,555 | 13,545 (9) | 15,325 (19) | 23,602 (11) | – |
The Abu Dhabi and Riyadh samples are much smaller than Dubai's, so treat them as a guide. Riyadh listings are priced in Saudi riyals and converted to AED by our site. Riyadh has only two units with three or more bedrooms, so no median is shown.
How we calculate these prices
- Source: the monthly asking prices of every live apartment listed on HotelApartments.com, whether the property calls itself a hotel apartment or a serviced apartment, in a snapshot taken on 18 October 2026. These are asking prices, not the prices guests paid.
- What is left out: villas and our luxury category, which are priced on a different basis, and any monthly price outside AED 1,500 to 500,000, which we treat as a data-entry error.
- Sample rule: medians and percentiles are shown only where at least five units share a location and size. Percentiles are interpolated, so a median can fall between two listed prices, such as AED 12,225.
- Areas: each unit counts in the area of its property on our site, and in its city total.
- Updates: we refresh the figures monthly; the next update is due in November 2026. Live prices on area pages change continuously and may differ from this snapshot. Please cite these figures as "HotelApartments.com, 18 October 2026".

Frequently asked questions
How much is a studio hotel apartment per month in Dubai?
The median monthly asking price for a studio hotel apartment in Dubai is AED 7,700, based on 109 units listed on HotelApartments.com on 18 October 2026. Half of all studios ask between AED 6,000 and AED 10,500. The lowest area medians are in Bur Dubai (AED 5,500) and Al Barsha (AED 5,600).
Which Dubai area is most expensive for hotel apartments?
Among areas with enough units to compare, Downtown Dubai has the highest overall median (AED 16,500, 13 units), followed by Dubai Marina and Business Bay (AED 16,000 each). By size, Dubai Marina is most expensive for studios and one-bedrooms, Palm Jumeirah for two bedrooms (AED 26,500) and Deira for three or more (AED 35,000).
Is VAT charged on hotel apartment rent in Dubai?
Yes. The Federal Tax Authority's Real Estate VAT Guide says hotels, and serviced apartments that come with services beyond the accommodation, are not residential buildings, so their rent is not VAT-exempt. VAT is 5%. At 50 of the 52 Dubai properties we checked, our checkout adds it on top of the room price.
Do you pay the Tourism Dirham on a monthly stay?
Only for the first 30 consecutive nights. The Tourism Dirham is charged per room per night at AED 7 to 20, depending on the property's category, and stops after 30 consecutive nights. In a unit with more than one bedroom it applies to each bedroom. Checking out and back in starts a new count.
How much is the security deposit for a monthly hotel apartment?
Of the 84 Dubai listings we checked, 53 state a security deposit of 10% of the total. Others ask 5%, one or two months' rent for long or yearly stays, or a fixed sum that rises with the length of stay. Ask how much is taken, how it is taken and when it is returned.
Are utilities and Wi-Fi included in a monthly hotel apartment?
It depends on the property. Some listings describe all-inclusive bills or include breakfast, and many mention Wi-Fi. Before you book, ask in writing whether electricity and water (DEWA), air conditioning, Wi-Fi and housekeeping are included in the monthly price, whether any usage limit applies, and whether a cleaning fee is charged.
Can I book a hotel apartment in Dubai for less than a month?
Listings on HotelApartments.com are for stays of 30 nights or more. For a shorter stay, such as an exhibition week, message us on WhatsApp or send an enquiry with your dates and number of guests. We will check with the properties, but short stays depend on availability.
